Our Historic Victorian Home, built in 1900, overlooks the meandering Clifty Creek with its beautiful waterfalls, cascades and rock bluffs. Sunny Dawn Acres sits on 400+ gorgeous, natural acres with several trails for your hiking enjoyment. Come enjoy one of the most beautiful pieces of property in NW Arkansas for your Nice Getaway!

HOUSE and PROPERTY DESCRIPTION
*Victorian-style home built in 1900
*Retains much of the original, intricate wood work
*Outside recently refurbished and we continue to make renovations and improvements
*Majestic Bedroom – recently remodeled
*Lots of windows to enjoy the beautiful rock bluffs, ledges and waterfalls
*Creeks on 3 sides of cleared area surrounding home
*Secluded no neighbors in sight of home 
*400+ acres with several trails to hike or tour
*Creeks to wade or swim in (at your own risk)
*Small caves
*Lots of wildlife and birds (eagles nest just above our “Little Niagara” Water fall in the winter)
*Beauty All Around
*Has a few steps at the entrances, however, we have ramps that can be easily installed if you let us know ahead of time that they are needed. The door going into the bedroom will accommodate a standard-size wheelchair, but is not designed to accommodate a large wheelchair. The door width is 30-inches.
ENVIRONMENT
*We live in our home. We will greet you upon arrival, give you a short tour of our home. Afterwards you are welcome to visit with us or stay in your room, if you prefer.
*Home is peaceful, friendly, large and comfortable.
*We encourage our guests to enjoy the nature that surrounds the property and take a sabbatical, a retreat, from internet and television. Therefore we intentionally do not have TV or WiFi service. With our secluded location AT&T is the best service available with phones.
*Sit on our front porch and feel the fresh breezes, watch the birds flutter, the deer graze and the creek babble.
*On clear nights enjoy the amazing star display without light pollution.
*We have a friendly, white chocolate siamese cat, Snowball. He stays outside and loves to be petted. He is deaf. Please watch your step as your enter and exit the home as he loves to sleep on the doormats.
*We also have a pet deer, Nubs, that we hand-feed most mornings and evenings.

KITCHEN
*Plant-based, eco-friendly kitchen
*Because we are passionate about our health and the health of our planet we request that no meat be prepared in the kitchen.
*A microwave and fridge is provided in your room to prepare meals as desired.

ACTIVITIES AND ENTERTAINMENT
There is much to do on our property:
*Enjoy hiking, biking or riding the trails
*Wade or swim in spring-fed Clifty Creek (swimming hole is small).
*Sit by the fire and enjoy a book.
*Play board games or card games.

CHECK IN TIMES
4 pm - 8 pm Dana goes to work early in the morning, therefore we go to bed early. If you will be arriving later than 8 pm please arrange a late check-in with us before arrival.

HOUSE RULES
*No smoking, alcohol or drug use on our property.
*Place all cups, mugs, glasses on coasters and not directly on furniture.
*Please clean-up after yourselves and do not leave trash lying around the property.
*If you break something, please let us know immediately and we can talk about how to fix the situation.
*We ask that you stay on the main level of the house and do not climb the stairs to next second story level.
*The rocks and ledges tend to be slippery; walk on them at your own risk.
*Enter the creek or water hole at your own risk.
*Our kitchen is a meat and animal product free, eco-friendly kitchen. Please no meat or animal (beast, fish or fowl) products prepared in the kitchen.

The house is beautiful! It has a very interesting history and felt comfortable and clean from the moment we walked in. The drive to the house is a dirt rode with a steep hill, so be aware of that when you plan to drive. The room is large with plenty of space and a large, remodeled bathroom. Dana and Marty were very kind and easy to talk to. They even offered us a vegan breakfast, which was delicious! Our favorite part was hiking around the property. The waterfalls were flowing at full strength due to a recent rain. We do recommend bringing water-resistant shoes, because you cross the creek to start the hike! There was lots of wildlife and fantastic views. If you want a place to escape and relax, this is it!
