COVID-19
Only the people booked are allowed in the property. If you are expecting guests at any time, even if only for an hour, this isn't a problem, but you must let us know.
For your safety and their safety our property managers will not enter the villa during your stay. The only exception to this will be to deal with an emergency situation. The decision for what constitutes an emergency is at the sole discretion of our property managers. As a guideline, a dripping faucet or blocked toilet is not an emergency. If our property managers must attend the property to deal with an emergency they will ask you to wait on the pool deck while they are inside.
Pool service day is Thursday. The pool service will be completed either by our property managers or their pool tech. They will ask you to vacate the pool and deck (everyone inside the villa) while they do the pool service. For shorter bookings (<5 days) that span a Thursday we will try our hardest to change the pool service day so that we do not disturb you.
ARRIVAL AND DEPARTURE TIMES
Check-in time is 5:00pm
Check-out time is 10:00am
Late check-out up to 2:00pm, if available, is an extra cost of $60.
Late check-outs are only available where we do not have another guest arriving straight after you. We must maintain sufficient time between you and the next guests to clean and sanitise the villa before their arrival.
USE OF THE VILLA
The villa is strictly no smoking and no pets.
You agree to:
- take good care of the villa and all its furnishings, fixtures and fittings
- leave the villa in a clean and tidy condition at the end of the rental
- bag all rubbish/trash before departing from the villa
- report any missing items, breakages, damage or loss immediately to us or our property managers
- pay the full cost of any breakages, losses or damage to the property
- permit access to our property managers when absolutely necessary
PESTS
Florida has a sub-tropical climate which includes insects and other pests. The villa is regularly inspected and treated against pests but occasionally some may appear inside the villa. If you discover any pests please contact our property managers so that the pests can be professionally dealt with.
To prevent pests getting into the villa you should keep all doors (including the garage door and patio doors to the pool area) closed at all times.
THE DECK, POOL, AND SPA POOL
There is no lifeguard on duty.
You use the deck, pool, and spa pool entirely at your own risk.
If using the pool and spa thermal blankets during extreme cold snaps they must be fully removed before anyone enters the water.
Any pool toys, floats, and other water based recreational items are used entirely at your own risk.
Children using the pool and deck area must be supervised at all times.
The pool is professionally cleaned and chemically balanced every week.
In very rare circumstances it may be necessary to apply extra chemicals to the pool to maintain a safe and correct chemical balance. If this situation arises during your stay it may be necessary for all people to be out of the pool for a period of 12-24 hours for safety reasons.
POOL HEATING
If you have booked pool heating we will switch on the heater as early as practical to get the pool up to temperature prior to your arrival.
We aim for a water temperature in the high 80s but we cannot guarantee a specific pool temperature. The pool is a large volume of water to heat and our equipment can only work within the limits of the ambient air temperature and physics.
If our pool system cannot heat the pool to a reasonable and comfortable temperature (83F) we will refund the cost of pool heat.
The pool uses a liquid blanket heat retention system during the winter. Do not use the thermal pool and spa blankets unless told to do so by our property managers. These these will interfere with the liquid blanket system and will prevent the pool retaining heat.
The pool heater is a mechanical device and as with any mechanical device it may be subject to electrical or mechanical failure. In the unlikely event of a breakdown we will make every attempt to repair the pool heater as quickly as possible.
We will refund the cost of pool heating for any days where the pool heater is unavailable.
You must not adjust the pool heater yourselves. Please refer any queries to our property managers.
DISCLAIMER
You agree to not hold us or our property managers liable for any personal injury, or damage to or loss of personal property, where we have taken all reasonable steps to prevent this.
You agree that the provision of appropriate travel insurance for your trip is your responsibility.
COMPLAINTS
We sincerely hope that you have no cause for complaint during your stay, but at the same time we acknowledge that sometimes things beyond our control do go wrong. If this happens, please contact our property managers straight away. They will do their utmost to fix things for you as quickly as possible. If they cannot do this and the result is a material impact on your vacation such that you want to switch to an alternate property, we will refund any remaining nights via AirBnB.
FLORIDA LAWS, LICENSING, AND TAXES
We are fully licensed by the Florida Department of Business and Professional Regulation (DBPR) and can provide our license details on request.
We comply with all the legal requirements as laid down by the Florida Statutes, Chapter 509, which governs Florida lodging establishments.
