★Guests will have exclusive use of both floors of the house and the outdoor living areas during their stay.
★Every guest group will receive a unique key code to access the house. For the safety of our guests, this code is changed after each stay.
★Guests are provided complimentary access to the exclusive Big Boulder Lake Club (seasonal), allowing them and up to a total of 8 guests to enjoy its facilities. To gain access simply present a printed or digital copy of the signed Occupancy Agreement as proof of occupancy at the Boulder Lake Club Office situated near the Big Boulder Lake.

For cancellations made within 14 days prior to the arrival date, no refund will be issued.

★ Early check-in and late check-out may be accommodated for a fee of $25 per hour, subject to availability.
★ We adore Furry friends! You're welcome to bring up to two pre-approved pets (dogs only) during your stay, with a pet fee of $100 per pet per stay (maximum of 2 pets). Feel free to inquire about our pet addendum policy before finalizing your booking. Please note that a PET ADDENDUM must be completed prior to your arrival. Please be aware that our property lacks a fenced-in area, and in accordance with community regulations, all pets must be on a leash whenever they are outside.
★ Travel insurance is highly recommended. Please note that we will not be able to make any refund exceptions outside of our cancellation policy.
★ Please No Smoking or Vaping (Fine of $300 will be applied to the cleaning fee if any evidence of smoking or vaping is found).
★ Please No Parties or large gatherings outside the pre-approved number of guests.
★ The use of Fireworks is strictly prohibited on the entire property, as well as in the surrounding areas of the resort, If fireworks are used on the property or in the vicinity of the resort, it will result in the cancellation of the reservation and immediate eviction without any refund.
★ Kidder Township noise ordinance requires quiet hours from 11 PM to 7 AM.
★ In compliance with Kidder Township, the property is limited to max occupancy of 10 guests. For safety and security reasons, only guests listed on the reservation are allowed on the property. Unauthorized guests will lead to cancellation of the reservation.
★ We want to keep all children safe, so please do not leave them unattended outside or in the hot tub.
★ To ensure everyone's safety, please do not tamper with any of our security or monitoring devices. A $50 fee may be applied if a team member needs to come out to readjust the equipment.
★ ID Verification is required as per Airbnb rules.
★ A security deposit may be required 5-7 days before your stay, or upon booking if less than 7 days prior. The deposit will be refunded if all rules are followed and there is no damage to the property.
★ For reservations exceeding 14 days, an additional cleaning service is mandated on the 14th day of the stay, the cost of which shall be covered by the guests.
