DREAMING OF HAWAII? We invite you to stay at our family-owned Maui Vista condo (Building One, unit 124) in sunny, South Maui. This one bedroom, one bathroom 1st floor condo is across the street from Kamaole I beach, aka Charley Young Beach, one of the best beaches on all of Maui.

Arrive and be immediately taken in by the comfortable island décor of this lovely condo. Many of the framed photos hanging throughout the condo were taken by us, and show the incredible beauty that surrounds us on Maui. Go explore and find YOUR paradise!

Because hard surfaces are easier to keep germ-free, we replaced the flooring throughout the condo with wood-look flooring (LVP) so you don't have to wonder if it's clean... You'll KNOW it's clean! Our newly remodeled kitchen awaits you, with new cabinets, granite countertops, and gorgeous backsplash! You'll feel right at home! A full bathroom remodel was recently completed, a brand new mini-split air conditioner, new furniture, and kitchen expansion was completed this year. We are certain you will love these updates as much as we do!

This condo is family-owned and is our home-away-from-home, so we have taken great efforts to make sure everything you need to enjoy your stay on Maui has been included.

IMPORTANT NOTES BELOW:
- This condo, it's attached lanai, AND the Maui Vista common areas are strictly NON-SMOKING. While Maui Vista does provide a smoking bench, no smoking OF ANY KIND is allowed anywhere on the property other than at the designated bench.
- The person making the reservation must be one of the registered guests. No reservations can be made for other people. Minimum age of primary guest is 25. No more than 4 guests are allowed. Guest's identity and the number of guests will be verified at check-in.

MORE INFORMATION ON SURROUNDING AREA:
- Kihei, Maui: Kihei is located in South Maui within 20 minutes of the airport. Kihei is home to miles and miles of the most incredible beaches in the world. Many of the beaches in South Maui have been officially recognized as being among the best in the world! There is also an endless variety of restaurants, shopping, bars, snorkeling, golf, fishing, and just about anything else you could desire from your Maui vacation. From Maui Vista, it is a very short walk up the road to Kihei Kalama Village, where there are terrific shops, restaurants, and bars- all in an open air setting.
- Maui Vista: Maui Vista is made up of 3 buildings, and is located in South Kihei. Building 1 is closest to the ocean, then building 2, and finally building 3 is furthest inland. Each building has a small pool, two tennis courts (pickleball is now allowed), and a BBQ area. Directly across the street from Maui Vista is Kamaole I Beach, aka Charley Young Beach. Charley Young is known as a family-friendly swimming beach. There is lots and lots of sand, bits of nice shade, rarely seems crowded, and the slope of the sand into the water is gentle. Perfect for boogie boarders, waders and swimmers of all ages!!
- In General: Looking for surfing instead? No problem. Take a right when you leave Maui Vista and the next beach to your left has plenty of the best beginners waves around. Looking for snorkeling? You will find Maui and the surrounding islands loaded with some of the best snorkeling sites around. You can drive down the coast and find endless choices of snorkeling sites where you just walk into the water and start enjoying. Or, you can go out on a snorkeling excursion to Molokini, Lanai, Molokai, or any of the special coves around Maui. There are more choices than you can imagine! The same goes for scuba diving, hiking, fishing, zip lines, or any other excursion you can dream of trying. I suggest picking up a copy of Maui Revealed well before your trip to Maui, and start reading up on your options. I have found their reviews to be very accurate.

Policies

Terms & Conditions of Vacation Rental:

A 25?posit on the reservation is due immediately with your reservation.  Full payment for this reservation is due 90 days prior to arrival.  If your reservation is less than 90 days away, full payment is due at the time of reservation. A message will be sent notifying you before the final payment is due.   If payments are not received within 7 days of due date, and upon written notice that such payments are due, reservation can be cancelled, and Cancellation Policy will apply.  All payments for your reservation can be handled by credit card through PayPal or Venmo.  All amounts quoted are in US currency.  

You will receive an e-mail with detailed driving and check-in instructions one week prior to your arrival from my on-island Agent, Kelli Swan at Maui Kamaaina Real Estate. The email address it will come from is  info@greatrentalsonmaui.com
We have excellent representation to provide any necessary services while you are on Maui.  If there is anything we can do to make your stay more enjoyable, please contact Kelli, my On-Island Agent at 1-877-583-2401. 

Our home comes with a full kitchen including pots, pans, dishes, etc. for cooking and dining.  Linens and bath towels are provided, along with enough dish soap and trash bags to get you started for the first few days of your trip.  We have provided Digital Phone Service, so all calls within Hawaii, the mainland US, and Canada are FREE.  Any other long-distance calls require using your own credit card or calling card.  Violations of this policy will result in additional costs to you, equivalent to the charges incurred.   High Speed Internet is also FREE and is wireless.

Cancellation Policy: For cancellations received 61+ days prior to arrival date, a 20?ncellation fee will be applied. For cancellations received within 60 days of arrival or after arrival date, all payments will be retained.  If the property can be re-rented, a pro-rata refund will be issued, less the 20?ncellation fee.  In all cases, the 20?e will be calculated based on TOTAL of contract amount, not amount paid.

Check-in:  Check-in anytime after 4:00 PM on the Arrival Date specified on reservation form and in confirmation e-mail

Check-out time: Check-out is NO LATER than 10:00 AM on the Departure Date specified.  LATE CHECK-OUTS MUST BE ARRANGED IN ADVANCE!!  Late check-outs, if approved, are subject to a fee.  Contact owner for fee.  Any guests still occupying the condo after 10AM without prior approval, will be subject to eviction and financial penalties equivalent to 3x the daily contract rate.

Property Inspections: All problems, including inadequate cleaning and damage upon arrival, must be reported to Owner within 24 hours of check-in.  Owner or authorized representative reserves the right to enter premises at any time for the purpose of effecting necessary inspections, repairs or maintenance.  Any intentional damage or costs for missing items will be charged to you.  Any cleaning in excess of 4 hours will be billed to guest at $30/hr.  Properties are not equipped for the elderly or handicapped. Guest assumes the entire risk of injuries arising from use of the Property. 

Occupancy: No one other than the Guest and his registered traveling companions are allowed to stay on the property. No parties or large gatherings are permitted. The maximum number of occupants allowed in the Property is specified in the reservation, never to exceed 4 people. Children over the age of 3 are counted. Overcrowding or misrepresentation is grounds for immediate revocation of the license to the Property, and removal of Guest without refund. The Guest is the person who will occupy the property and must be over the age of 25.  Guest’s identity and number of guests will be verified at check-in.  Parents may not book Properties for their children. The Guest must be present at the Property for the time of the reservation and take full responsibility for the Property. Small children are the responsibility of the Guest.  Use is at your own risk. 

Restrictions on Property Use: Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. The property is in a quiet residential neighborhood. Guests must be respectful of the neighbors. Loud noise is prohibited at all times. Under no circumstances shall the guest make noise disturbing neighbors at any time. It is against Maui law to make loud noises between the hours of 9:00pm and 8:00am. Violation of this provision will result in immediate eviction without refund, and Guest will be held liable for any damages to the Property, contents and grounds. This home is operated under a conditional use permit issued by the county of Maui. Violations of provisions in this rental agreement may result in cancellation of owner's conditional use permit. Guest agrees to be held liable for consequential damages should Guests actions cause owner to lose conditional use permit.

Pets: No Pets are allowed on the property at any time. Violation of the "no pets" stipulation is grounds for immediate removal without refund.  Any damages or additional cleaning caused by having the pet on property will result in additional charges equivalent to 3x the daily contract rate or the actual damage amount, whichever is higher.  

Smoking Prohibited: This is a non-smoking property, and any form of smoking is prohibited inside the property, on the lanai, and on the property grounds except in designates smoking areas.   Violation of the "no smoking" stipulation is grounds for immediate removal without refund.  Any damages or additional cleaning caused by smoking on property will result in additional charges equivalent to 3x the daily contract rate or the actual damage amount, whichever is higher.  Any guest who smokes will also be liable for any violation fines issued by the AOAO.

Personal Property Loss: Owner is not responsible or liable for Guest's personal property.

Subletting and Assignment: Guest may not sublet, sublicense or otherwise grant any rights to the Property. 

Parking: Parking is allowed in the Maui Vista parking lot and is not assigned.  Please check-in at the Maui Vista front office upon arrival to receive your Parking Permit.  Please display the parking tag any time your vehicle is parked on the property.  Security will give you one warning if no tag is displayed.

Limitations on Rental: Owner will not be liable for circumstances beyond their control, including but not limited to appliances or air-conditioner failure, other mechanical failure, unfavorable weather, disruption of utility services, etc. There will be no relocation, rental pro-ration or refund in the event of such circumstances. Guest expressly acknowledges that in no event will Owner be held liable for any other condition out of the control of the Owner, or for any incidental or consequential damages. 

Tenancy: The Guest acknowledges that this is NOT a tenancy for the Property. The Property is not rented for more than 180 days, and is taxed and treated as a transient occupancy, akin to hotel accommodations. Property laws do not apply to the license granted herein, and the Guest may be removed as a trespasser immediately upon termination of this license. The Property is rented on regular short-term periods, and for a significantly higher rate than a non-vacation rental. Often a Guest is scheduled to begin a vacation in the Property on the same day as the check-out day of another prior Guest. If Guest stays even one additional hour, Owner will face significant logistical problems with the next Guest, including possible liability. As such, Guest agrees to vacate immediately on the check-out day, at or before 10:00 a.m. Failure to do so will entitle Owner, in addition to all other remedies available to it, to: a) have Guest ejected by law enforcement as trespasser; and to physically remove Guest and all of Guest's possessions from the Property, for which Guest hereby grants permission and consent; and b) to obtain damages and injunctive relief against Guest in the form of financial penalties equivalent to 3x the daily contract rate. 

Indemnification: Guest agrees to release Owner from and against all liability should anyone be injured upon the premises during the term of occupancy, resulting from any cause whatsoever, except in the case of personal injury caused by willful gross negligence on the part of the Owner.

Beach toys:    Guest understands and agrees that the beach toys, chairs, etc. that are provided in the condo are for Guest’s enjoyment.   Guest hereby agrees that owner cannot be held liable for use of said beach toys, including boogie boards, flotation noodles, life jackets, surfboards, etc.  Guest agrees to use their discretion and to be liable for their own actions when using said toys.
