Beautiful ocean front studio with gorgeous panoramic views of the prestigious Sunny Isles Beach, FL Riviera. Spectacular direct ocean, beach and pool view ( East side view/ windows) and also direct bay/ intercoastal ( and Miami) view (South side view/windows).
All view pictures have been taken from the studio ( Enjoy views from the east windows of: sunrise, ocean, beach, pools, From the south windows: the intercoastal bay, and sunset. By clear day you can see buildings of downtown Miami, and at night from the south windows you can enjoy the lighted view of the bay with its lighted buildings and downtown Miami).
Fully furnished, fully functioning kitchen. Maintenance includes, cable, Wi-Fi, a/c, electricity, water, valet & pool service. Including pool towel service. Resort amenities: 2 pools ( long chairs and umbrellas included), gym, tiki, restaurants, coffee shop, spa, sauna, convenient store and a Synagogue .
Short- and long-term rentals available.
Best corner unit and views in the building from the top/ 11th floor. Please ask all questions prior to rental. Tastefully renovated and remodeled. 1 permanent King bed, 1 sofa bed – ( with real queen size mattress).
Please read before booking. You can rent as little as 5 days and most places have a mini of 10 days.
There is a $10.00 interior valet parking fee/day if paid 10 days in advance and renting for more than 10 days. $20 daily if less than 10-day rental.
There is a $150.00 application/resort fee if renting more than 10 days and paid 10 days in advance. $350.00 if less than 10-day rental.
Sunny Isles Beach is lined by the Atlantic Ocean on the east and the Intracoastal Waterway on the west, with an archipelago of residential finger islands in between. It's connected to Miami's mainland by the William Lehman Causeway and the Northeast 163rd Street Bridge.
Damage and incidentals:-
You will be responsible for any damage to the rental property caused by you or your party during your stay.

CHECK-IN INSTRUCTIONS:
- Check in after 4:00 PM
- There is a mandatory form included in 'Additional Documents' that is required to be filled out prior to arrival
- You will be given the key to the property when you check in at the front desk
- If you are checking in on the weekend, holidays, or after 4 PM Mon-Friday, you must get key from hotel front desk ( lobby)
- If you are checking in Monday -Friday, you can get the key from Jessica Vila's office ( rental coordinator), except holidays
- Please inform the Guest Contact of any problems or concerns upon arrival, so we can work to address these immediately
CHECK-OUT INSTRUCTIONS:
- Check out before 11:00 AM
- Prior to your departure, please tidy up the studio by doing the following:
- Remove all perishable items
- Take out the trash
- Clean the dishes
- Strip linens from all used beds
- Place all used linens and towels in a pile
- Text the Guest Contact after checking out
- Turn off all lights, electronics, and appliances
- Close and lock all windows and doors
- Additional fees will be imposed if the studio is found in an unsatisfactory condition, so please return it to the condition in which you found it
HOUSE RULES:
- No smoking
- No pets allowed
- No events, parties, or large gatherings
- Must be at least 22 years old to book
- Please report any damages that occur to both the Guest Contact and Evolve
INTERNET INSTRUCTIONS:
- Instructions for connecting to the wireless internet network can be found inside the unit upon arrival. And emailed to you prior arrival
ADDITIONAL INFORMATION:
- There is a mandatory building application ( building/ resort) form /fee that must be filled out and paid prior to arrival
- The application ( building/ resort) fee is either $150 for guests staying longer than 10 days or $350 for guests staying less than 10 days
- If you have a car. There is an additional parking fee of $10 per day for interior valet parking ( pre-paid). If the fee is paid on-site at arrival, the fee is $20 per day; if you are staying for less than 10 days regardless of when you're paying, the fee is $20 per car/day
- All payments are made to me and I pay Aventura Beach Associates ( building association) on your behalf ( pre-paid minimum of 10 days prior arrival)
CLEANING: there is an additional $75 charge for cleaning when you leave the studio .

- 1 vehicle can be parked in the interior valet parking
- There is a mandatory parking fee ($10 per car/day if paid pre-trip, $20 per car/day if paid at the gate; if you are staying for less than 10 days regardless of when you're paying, the fee is $20 per car/day)
