This picturesque French villa, near Cahors in the valley of the Lot, is a farmhouse and barn conversion, built traditionally of local stone. It has been restored to offer a high standard of comfort and character.
Standing on its own in an elevated position surrounded by farmland, with spellbinding distant views, Nougayrede Bas is a perfect holiday retreat for families, couples and groups of friends.
Sleeping 10 comfortably, and 12 at maximum, Nougayréde Bas is ideal for large families, reunions or special occasions. The farmhouse is arranged in an ‘upside down’ fashion, with bedrooms downstairs, and living rooms upstairs.
Downstairs are five bedrooms, three in the farmhouse, two in the barn. All have en-suite bathrooms.

The spacious living area is open plan. Outside is a pretty dining terrace at first-floor level with wide southerly views. Perfect for outdoor living. Tables with seating for 10-12. Steps down to garden.

-Dining area also seating 10-12. Large open fireplace, logs provided.
-Broadband connection, satellite TV with English channels, DVD player, Hi-fi, and a selection of DVDs and CDs.
-Additional sitting room (for those wanting a spell of quiet). This room can be adapted as an extra bedroom, for one adult and a child, the house then sleeps up to 11 adults plus one child.
-Fitted kitchen with modern equipment. Spacious working-surfaces and wall-units. Larder-type fridge, separate freezer, dishwasher, microwave, range-type induction electric cooker (flat hob) with down-lighter and extractor.
The barn offers two large bed-sitting rooms and a kitchenette, plus its own walled garden.
It is suitable as a comfortable guest-suite, with generous proportions allowing a measure
of independence. The barn has its own separate broadband connection.

The lively and popular historic town of Montcuq is two miles off, and Cahors, the regional centre, is reached in 40 minutes. The River Lot is one of the loveliest in France.
Every valley in the region has its vineyards, mediaeval castle, prehistoric cave, hilltop village or pilgrimage town to visit. Every town and village has its gastronomic restaurant, festival or pop concert to sample, or open-air market to browse.
All bookings for Nougayrede Bas start and finish on Saturdays. The rents shown are for lettings of 1-2 weeks. Let us know if you’d like to discuss terms for longer rentals.
These rents are inclusive. They cover electricity, swimming pool maintenance, oil for hot water & central heating, logs if needed, local telephone, bed-linen and towels, cleaning in advance of your stay. You will find a welcome pack on arrival.

Sunny grounds of about one acre, attractively planted including mature trees providing deep shade for hot days. Roses, lavender, cypress, vines, fruit trees.
-Large private pool, 40 ft by 20ft with underwater lighting. Depth 3 ft at shallow end to 7 ft at the deep end. Roman steps into the shallow end.
-The pool enjoys direct sunlight all day long. It is surrounded by a paved terrace for sunbathing, commanding wide views over the surrounding countryside. Sun-loungers.
-Access to the pool is guarded by an alarm system. The water is cleaned by an automatic pump and filter. Its chemical balance is regularly monitored and controlled.
-Shady pool-house for meals by the pool. Barbecue with chimney.
