This exceptional home has an open floor plan that is recognized as one of the very best at PGA West. Enter the home through the large courtyard with center fountain. The kitchen features a large granite center island & counter tops, with a pass through window connecting the kitchen to outdoor entertaining.

Single level dream home! Create memories that will last a lifetime at this PGA West home that has everything you need for a perfect getaway! Exceptionally private with 2 bedrooms inside and a 3rd bedroom in a casita that is accessed through the private court yard that includes a queen bed and a queen sized pull out couch. Gas grill and fire pit, in the back overlooking the pool, course, mountains with fantastic sunset views.

PGA West is the number one vacation home golf course community in the entire desert.

We prefer a golf cart!

The pool heat is on demand, meaning we do not heat it when it's not in use or when no guests are staying. For stays October through April, keep in mind the desert gets cool at night. The pool heats up about 3 degrees per hour and it can get down into the 50's during the winter so if you want it heated upon your arrival please keep that in mind and notify us. We do not charge guests a pool heating fee like many properties unless our guests wish to heat the pool over 12+ hours/ day. If you wish to heat the pool more than 12 hours per day or above 83 degrees an extra $40/day fee applies. We can control the heat remotely and we are happy to assist if needed to start heating it in the AM if you know what time you want it warm. PGA West Community pools are heated to 80 degrees, we cap our pool heat at 83.

Pool decks can be slippery when wet. Guests should exercise caution so they do not slip and fall.

During the hottest times of the year, mid-July through mid-September the pool water temp may get over 90 degrees.

City of La Quinta Rules and Fines;

1. General STVR violations (occupancy/noise/parking) –
$1,500.00.

2. No Parties
Hosting a special event at a STVR without a special event permit –
$5,000.00.

PGA West Rules;
If you have a golf cart. Only adults are allowed to drive golf carts, minimum fine we have seen for underage golf cart driver is $500 and the HOA has the discretion to fine up to $2500 for golf cart violations

The golf course is private property, if you are not a paid golfer, please stay off the course, the HOA views unauthorized golf course access as trespassing

* 4 car max, please park one car in the garage, other three cars in the driveway

House rules:
The minimum age of responsible renter is 25.

******Executive Order 9 - Order Governing Use and Occupation of Short Term Vacation Rental Units for the City of La Quinta******

As a result of heightened complaints to the city regarding short term rentals, the city has passed a temporary rule change eliminating outside music. No outside amplified music is allowed at this time, this also means that music inside cannot be loud enough to be heard outside.

I'm very sorry for any inconvenience this may cause. We are all making sacrifices as a result of COVID-19. Many cities have residents that have shut down the ability to rent a home all together, not because of COVID-19 but because they don't like sharing their neighborhoods. We are proud to own in PGA West and the city of La Quinta, an area that to date has been short term rental friendly. Let's keep it that way!

The executive order is as follows during COVID-19:

• 2 violations = suspension of STVR license

• Immediate 90-day suspension for non-responsive owner/host

• STVR rules apply regardless if unit is rented (applicable to owner or guest of owner)

• Fines will be double

• No sound amplification permitted outside

• Noise limits

• Suspensions to take place after current occupant vacates premise unless egregious offense in which suspension will be immediate – (simple administrative appeal process) **

*To be clear, HOA fines typically start at $750, plus take us hours to deal with so the min fine will be $1,000, with this order if you have outside music the city will also fine so the fines will start above $1,000, plus if an owner loses their permit that costs many times that amount so any outside music fines will likely be above $2,000, don't play music outside.
